Up for sale is our 3-4 bedroom house in the sunny South west of France. Parts of the house are old as shown on the 1825 Napoleonic map of the region. Modernised and extended since then, it still features some wooden floors and beamed ceilings

It has two double bedrooms on the ground floor ( one currently used as an office/den); one is opposite the main family bathroom ( 6 foot bath/ power shower)and the other with it's own en-suite with WC and handbasin ( easily remodelled to include a shower if required). There are two further upstairs bedrooms- each served by it's own separate staircase- each has an en-suite dressing room and shower room with WC, bidet, shower and basin. These could be remodelled for more bedrooms if required.

The house is in need of NO work, in ready to move into condition. The roof is good, redone just over a decade ago, the electrics and plumbing redone, the sanitary system ( fosse septique) has been done and conforms to current regulations.

One end of the house makes great guest/family private accommodation, and can be isolated from the remainder of the house. This could easily be operated as a gite/ B&B room. We've only ever used it for family and friends

There is a detached barn, built of stone, with a mezzanine level. This could, subject to permissions (granted to nearby barns), become a second house or gites. There is a summer kitchen under the attached hangar, and an above ground swimming pool on a terrace overlooking the garden

There is a good sized (120 foot long) rear garden with mature beds,and fruit and nut trees, plus a small store suitable for wood store or dog kennel. There are 2 outside terraces, one in a part of the garden in "courtyard" style so ideal for eating outdoors. The house has a well, so can operate on either well or mains water. The house is in a hamlet of 8 houses, on a quiet route departemental. Views over neighbouring village and to the local chateau and it's chapel.The nearest village is 2 miles away with bakery/small shop, hairdresser and post office. The nearby towns (6-10 miles) contain all the major supermarkets and good shopping.

There is additionally a small cellar reached by steps outside the house.

Good transport links: TGV to Angouleme (45 minutes distant)
30 minutes from A10 or A20
Air links to most of UK by budget airlines via Limoges (35mins), Poitiers (60mins) , La Rochelle/Bordeaux/Bergerac or Brive (2.5 hours).
Channel ports 5.5 hours (Brittany & Normandy), 8 hours Calais

The house also comes with about a quarter acre of woodland a couple of miles away.

It's a large house for the money- over 160 square metres with 13 rooms/spaces in total.
